Detecting Environmental Risks

About

Bart B. Sokolow, D.Env., P.E.
President, Environmental Advisors, Inc.

“Often engaged when environmental issues are putting a transaction at risk—and the question is whether the risk is real or misunderstood.”

Dr. Bart B. Sokolow is an environmental advisor and licensed Professional Engineer with more than three decades of experience at the intersection of real estate, finance, and environmental risk.

He advises developers, lenders, insurers, and legal counsel on complex environmental issues that directly affect transactions, valuation, and liability exposure—often in situations where decisions must be made quickly and with incomplete or conflicting information.

Dr. Bart B. Sokolow, P.E.

His work focuses on environmental due diligence, forensic review, cost-to-cure analysis, and regulatory strategy, with particular expertise in soil, groundwater, and vapor-related contamination. He is frequently engaged when environmental findings are unclear, overstated, or misaligned with actual risk.

Dr. Sokolow is known for his ability to translate highly technical environmental data into clear, defensible, and actionable insights, enabling clients to make informed decisions in high-stakes contexts.

Earlier in his career, he served as an Adjunct Assistant Professor in UCLA’s Environmental Science & Engineering program, where he taught at the doctoral level and led research on environmental and regulatory issues. This academic foundation continues to inform his analytical approach.

He is co-author of How to Avoid Environmental Litigation (2nd Edition, 2023), a practical guide to identifying, managing, and resolving environmental risks associated with real estate.. It’s available on Amazon.

“This concise and thoroughly documented book, based on decades of experience, contains a wealth of valuable information and practical strategies to avoid environmental litigation in an increasingly litigious world. Written with remarkable clarity, numerous illustrative examples, more than a touch of perspective, and even well-aimed humor…”
— Dr. Arthur M. Winer, Emeritus Professor, Environmental Health Sciences, UCLA
